Apartments Range in size from 1 to 500 units per community, they
offer quiet privacy through multiple structure complexes spread over
luxurious landscapes. The majority of rental units are two stories
tall, with private entrances for each apartment.
FEATURES AND AMENITIES...
Most apartment rental communities offer a variety of amenities
including pools, spas, health club memberships, tennis courts,
racquetball courts, exercise facilities, and spectacular clubhouses,
reflecting the recreation oriented Arizona lifestyle. Apartment

UTILITIES...
Landlords generally pay for water, sewer and trash service.
Residents are usually responsible for electricity service. Once we
have found the best rental for you, your Apartment Locators

contacting the Utility services.
DEPOSITS...
Security deposits vary by community and with the rent on the unit.
An average in Tucson is $ 250, required upon move-in with the first
month’s rent.
PETS...
Approximately 40% of the apartment communities allow small pets with
an additional deposit. Larger pets can be accommodated with limited
availability. Apartment Locators will save you time and effort by

LEASE TERM...
Most communities require 6, 9, or 12 month leases. However, through
Apartment Locators some communities offer “month-to-month” , “home
buyer” and “transfer” clauses which allow more flexibility. This
added flexibility (i.e. a short term lease), will usually increase
monthly rental costs somewhat.
What FEES should I expect when I rent an
apartment?
There are many different fees that you should expect when you plan
to rent an apartment.
1. Application Fees
This is a standard practice for most any rental property

2. Credit check
It is beneficial to bring bank account numbers and credit references
when you apply. It may also be advantageous to request a copy of
your credit report before you begin the rental process. This will
range in cost from $2 to $10. You may request a credit report

www.transunion.com. If you have a poor credit history, you may
be required to pay a few months rent in advance or you may not be
approved at all.

4. Pet Fees and Deposits
Properties that allow pets usually require a monthly fee to be added
to the rent or require a pet deposit. Some will allow cats and
birds, but not dogs. Some will allow small dogs only. If you are a
pet owner, be sure to check with each potential landlord regarding
pet requirements, and verify the terms before signing a lease.
Properties that prohibit pets will enforce this restriction, and
many so not allow pets.

What
documents should I bring with me?
Be prepared to show a landlord that you will be a good tenant. It
would be advisable to bring the following information:
1. Verification of employment (a letter from your employer is
recommended)
2. Verification of Income (a pay stub is recommended)
3. References from prior landlords
4. Picture I.D.
5. Credit report
6. Checkbook with available funds to cover fees (deposits,
application fees, etc.)
Are there financial requirements for
renting?
1. Household income must be equal to or greater than three times the
monthly rent. For example: if the apartment is $500, the household
income must be 3 x $500 or $1,500 gross monthly.
2. Child Support, alimony or any additional moneys received monthly
can count as
income as long as the receipt is verifiable.
3. Verification of current employment by company stated on
application and earning
income indicated on application.
4. Excessive credit card debt, car loans and other monthly
obligations will be evaluated. |
